A quick checklist: finish the cleaning and any planned work, decide what’s staying, and let us know how to get in and find the meters.

Getting a property ready for new tenants can mean juggling a few things at once. Cleaning, a last repair, finding that spare set of keys. Your inventory appointment is easier to plan when those details are sorted.

The inventory is a record of what’s in the property and its condition when we visit. Here are a few simple things you can do beforehand to help us capture a clear picture.

Get the property ready for move-in

If you can, finish the cleaning, decorating and any planned repairs before the appointment. That way, the report shows the property as your new tenants will find it.

Still waiting for a repair or a furniture delivery? Just let us know. We can talk through what’s outstanding and how to record any changes made after the visit.

Decide what’s staying

Have a look around and check which furniture and other items you’re leaving for the tenancy. If something is coming out, it’s helpful to remove it before we arrive, where possible.

Even if you’re letting the property unfurnished, there’s plenty to record. Floors, walls, doors, kitchen units and bathroom fittings all matter, along with their condition.

Make a plan for access

Let us know how we’ll get in and where to collect the keys. If there’s a communal entrance, a locked room or anything else we need to know about, a quick note beforehand helps.

If someone is still living at the property, agree the visit with them in advance and let us know about any arrangements we need to work around.

Have keys and meter details handy

Gather the keys and fobs that will be handed over, and let us know what each one opens. It’s also helpful to tell us where the meters are, especially if they’re tucked away.

If a meter is in a locked cupboard or shared area, try to arrange access before the visit so we can take a reading.

Let us know if you’d like a check-in too

The inventory records the property’s condition and contents. A check-in is the move-in appointment, which helps with the handover to your new tenants.

You can book an inventory on its own or include a check-in. Tell us what you need when you book, and we’ll make sure the visit fits your plans.

Take a look through your report

When your report arrives, give it a read and let us know if anything needs clarifying. Keep it somewhere easy to find, along with any agreed updates.

You’ll then have a starting record to refer back to during the tenancy and when it’s time for check-out.
